There’s no time like fall to get out and explore some of Steamboat’s trails.

Fall in the Rockies is relatively short compared to other places known for autumn foliage, but the fact that it’s so fleeting is part of what makes it special. Steamboat is known for its extensive aspen groves and expansive valley views, offering some of the best “leaf peeping” in Colorado. What better way to experience it than with the simplicity of a hike, where all you need are a good pair of shoes (and of course don’t forget to bring water, and enough layers to navigate fall’s fast-changing climate). With so many great hikes in the Yampa Valley, it would take a lifetime to explore them all (the reason why so many of us love to live here). But here are a few of our favorites:

Easy: Panorama Trail at Buffalo Pass

Touted as one of the Top 20 best hikes for fall color in Colorado by The Denver Post, the Panorama Trail is an easy 1-mile loop that’s appropriate for everyone in the family, from small children to their grandparents. Located up Buffalo Pass at the Dry Creek campground, this scenic trail is brand new and was funded by the Bike Town USA initiative. It’s an easy-going, 300-foot vertical climb to the view point where the trail lives up to its name, offering panoramic views of the Yampa River Valley, Flattop Mountains and Continental Divide.

Moderate: Sunshine Peak Trail

Hop on the gondola and then take Duster over to the Sunshine trail for a semi-steep 2.2-mile loop that can be hiked in either direction and offers tremendous views of the Yampa Valley that make it ideal for leaf peeping. The trail traverses across Sunshine Bowl on the front side of Mt. Werner. The grade is steep but manageable and the views make it all worthwhile. The trail starts at the junction with Pete’s Wicked Trail and Duster and the climb tops out just after Cathy’s cutoff. The trail rolls through pockets of pine and aspen with open slopes in between. You can add on to this hike easily by checking out Pete’s Wicked or Cathy’s Cutoff, but you might find yourself happy just sitting on a rock and taking it all in.

Challenging: The Zirkel Circle

What makes this hike a challenge is the distance—11.2 miles—but for a true wilderness experience away from the crowded trails near downtown Steamboat, you can’t get much better than the Zirkel Wilderness. It’s off the radar (literally, there’s no cell phone reception) which is why the rugged peaks, alpine lakes, open meadows and spectacular fall colors feel so pristine. This loop can be hiked in either direction, has a 2,400-vertical foot gain that will take you to Gilpin Lake and up over Gilpin Ridge to Gold Creek Lake. The expansive wilderness puts this at the top of any serious Steamboat hiker’s bucket list, but during fall colors, this full day on the trail can’t be beat.

For The Porches shuttle bus driver and local fishing guide, it’s all about the catch of the day.

When Ben Krueger isn’t fishing, he’s thinking about fishing. For the young Denver native moving to Steamboat was all about the fishing. “I’ve never been a big skier or snowboarder,” he says. “Moving to Steamboat was entirely motivated by fly fishing.” Like most young locals, he works two jobs, driving the shuttle for The Porches and working as a fly fishing guide for Yampa Valley Anglers. So while he might not be the best guy to chat it up with about the snow conditions, chances are good he can tell you what the trout are biting on.

We caught up with Ben to talk about why in his world, a river runs through it.

How did you get into fly fishing?

I have five older sisters so we didn’t have a lot of money for family vacations. We always went fishing when I was a kid. I didn’t like it until I was 12 and then I really took to it and it became a passion of mine. Soon I was fishing every day and every opportunity I had.

What do you love about it?

It’s not just about catching fish, but more about having peace and quiet and to be by yourself and not worry about anything else that’s going on in your life. I also like that I learn something new every day. It’s a sport you can never really master, that’s why people become so obsessed with it. You can approach it in so many different ways. One of the things I love about fly fishing the most is there are no right answers.

Tell us about your work as a guide.

My whole job is to help people catch fish and to show them the basics of fly fishing. I work a lot with kids and beginners. I teach them how to cast, how to understand what rig they’re fishing, how to set the hook, how to watch the indicator and how to bring them in. Then I’ll net the fish for them and release it. My goal is to create a whole experience for them.

Our philosophy at Yampa Valley Anglers is about building a great experience for the client. It’s not just about fishing, but about learning and being in the area and learning about nature, animals, our water system and anything else they want to know.

What would be your advice for someone who wants to try fly fishing for the first time?

My advice is to hire a guide and go for a half day and see if you like it. It takes a lot of the frustration out of learning. A guide can untangle knots, retie flies, help and net the fish. It makes the experience a lot smoother. What makes a lot of people fall out of the sport is how frustrating it can be for a beginner.

Tell us about fly fishing in the Steamboat area and why it’s such a great place for that.

The reason I love Steamboat and the Yampa Valley so much is the actual appearance of the fish here, especially our rainbow trout. They have some of the most vibrant colors. They’re deep red in fall and lighter pink in spring. Brown trout in the fall have this fire orange stomach and red spots all down their back, but come spring, it changes to white and gold bellies with darker spots. I love fishing in the Flat Tops Wilderness. It’s only about an hour south of town but it has a ton of lakes and small streams and it’s very secluded if you want to get away from the hustle and bustle of town. I love taking people up there on the boat and showing them the Flat Top mountain range. You never see another person. It’s not just about the fish but the wilderness and the seclusion. People who come here to take a break from their busy lives can really appreciate that.

For more information on Yampa Valley Anglers, go to https://www.yampavalleyanglers.com or contact our concierge to schedule a fly fishing excursion.

There might be plenty of costumes and candy, but in Steamboat Halloween is all about community.

Unlike the rest of suburban America where kids swarm the neighborhoods for candy and parents panic about making sure they don’t run out, Halloween in Steamboat is a time for community gathering—and of course, it’s also one of the biggest street parties of the year.

“It’s actually really interesting from a historical perspective,” says Sara Gorevan, The Porches concierge. “Because the ranchers were so spread out, they wanted to have an event where everyone could get together and experience trick-or-treating.” The event, now over 30 years old, has become the hallmark occasion for the off-season and attracts visitors from all over who want to experience a big party in a small town setting, though it is still one of the most authentic and local events of the calendar year.

“They close off Lincoln Avenue and there are all kinds of vendors with hot cocoa and cider and candy for trick-or-treating” Gorevan says. “And the costumes are amazing. My favorite are families who get dressed up in themes. It’s one of the most fun events of the year and it definitely showcases the Yampa Valley’s strong family vibe and sense of community. This is an event that has grown up out of that.”

Halloween 2017 Costume Preview

Emojis will be everywhere this Halloween as it’s an easy and current costume to put together without a lot of fuss.

If you’re not obsessed with Game of Thrones, do some binge watching before the end of October so you can appreciate all the Daenerys, Jon Snow, Sansa, Cersei, and the other characters of the Seven Kingdoms of Westeros you’re going to see out there wandering the kingdom of Steamboat.

Minions are going to be another craze because let’s face it—this is one of those movies that’s as much for the parents as it is for the kids. For adults who still a kid at heart, Guardians of the Galaxy will have cult status by October 31. Speaking of which, Star Wars is the perfect thing for your whole family to bridge the generation gap.

Where to get a costume in Steamboat …

The Costume Party Shop has a great selection of costumes and is located in Sundance Plaza, just a few minutes away from The Porches.

Fall may have arrived in Steamboat, but real estate sales are on the rise.

Record Breaking Sales Continue

It’s not just the fall colors that are on fire in Steamboat—real estate sales are through the roof. The Steamboat Pilot and Steamboat Today reported over $22 million in closed transactions each week consistently over the past couple weeks. There has been a steady average of 10 sales a day in the broker multiple listing service every day. One day last week for example, the broker’s Multiple Listings Service reported 18 closed transactions and 240 pending transactions on the Daily Market Monitor. Existing inventory is low and new building continues to be on the rise.

Off season? What off season?

We have been as busy as always here at The Porches and are welcoming new owners from Miami this month. They have been renting and staying at The Porches every year and thought they should get in before the inventory is gone. Even though the lifts aren’t running yet, fall is an amazing time to come and visit Steamboat and see the fall foliage. Come stay at The Porches and experience for yourself all we have to offer.

Time (and inventory) is running out!

There are just a few townhomes left to purchase at The Porches. Keep in mind the buyers are all looking for the same thing: top of the line construction, 5-star amenities with a rental program that is #1 on Trip Advisor. The Porches is a perfect ski vacation townhome to own in Steamboat.

It’s all in the numbers.

Total sales volume is up by +9.51%, with the YTD. at +25.55%.

Transactions are also up by +2.67% compared to last July, with the YTD. at +7.85%.
Single Family: -1%
Multifamily: +16%
Vacant Land: +73%

Real estate transactions for Sept. 8 to 14, 2017
Total sales — $18,295,600

Real estate transactions for July 28 through Aug. 3, 2017
Total sales — $22,022,635

Real estate transactions for Aug. 25 to 31, 2017
Total sales: $22,391,038

Real estate transactions for July 14 through 20, 2017

The summer is quickly coming to an end, and while temperatures are slowly cooling down, that doesn’t mean that it’s time to give up summer. In fact, some of the outdoor activities that you love will likely be more enjoyable at this time of the season. One of the activities that you can continue to participate in, and may even appreciate more is hiking.

While it’s easy to enjoy the view regardless of the season, hiking in some of those unbearably warm days can be challenging and, at times, even dangerous. Take advantage of the cooler temperatures to head out and experience the many trails that Steamboat Springs has to offer. Here are just a few of our favorite trails, some of which you’ve also likely heard of.

Spring Creek Trail

If you haven’t spent too much time hiking, or you’re looking for an easier trail to spend time exploring, then the Spring Creek Trail is a fantastic option. This is one of the highest recommended trails in the area, but it is also one of the easier ones to enjoy in a day. Altogether, this trail is roughly 9.7 miles long and offers a moderate amount of people year round. There are plenty of wildflowers that you’ll be able to enjoy in the summer, snow-capped mountains to enjoy in the winter, and an overall incredible view to take advantage of year-round. If you’re looking for a pet-friendly option, this is one!

Fish Creek Falls Trail

Nothing beats a beautiful view of a waterfall. Here in Colorado, the hidden falls and springs that we have are some of the things that make hiking such a popular pastime. One of the trails that that passes a waterfall is called Fish Creek Falls. The trail is known for being a little bit more challenging and is listed as a moderate trail to visit. Shorter than the previously mentioned hike, this trail comes out to being 4.6 miles when completed. Most people will suggest enjoying this trail anywhere between the months of May and September, to truly enjoy all of the beautiful colors and scenery. Dogs are also allowed on this trail, however, they must be kept on their leash at all times.

Fish Creek to Long Lake

When you’ve hiked for a while, you become a professional and have a better idea of how to tackle the route, plan accordingly and at this point, you’ve also seen some of the most common trails in the state. Colorado has quite a few, so finding something new and fresh to lay eyes on is something that we understand, and this hike does not disappoint. This trail is listed as hard and comes out to being an 11.7-mile hike. There is moderate traffic, with the highest points of traffic being listed between May and September. This hike is another that features a beautiful waterfall on the route, making it a gorgeous hike to enjoy. Dogs are welcome on this difficult hike but must be kept on a leash while visiting.

There are far more hiking trails available in the Steamboat Springs area. If you’re looking to enjoy every ounce of remaining warm weather that you can, then make sure to check out the list of hiking and backpacking trails that are listed on the town’s website. They’ll give you a good idea of how challenging they are when the best time of the year to visit is, and what types of rules you should be expecting upon arrival.

If you do choose to spend some of your days out on the trails, make sure that you are prepared. Bring plenty of water, a map of the trail that you’re planning on walking, and do your best to try and find someone else to go with you.

Have fun the rest of your Steamboat summer and get ready for more blog posts that will cover various events that you can start to look forward to this fall.

While we may be biased on the quality of professionals and businesses here in the area, we know that there truly is no better option than going with a local lender when you’re buying a home in the area. If you’re currently going through the process of trying to find a lender for your home, here are just a few of the reasons that working with a local lender will be the best choice.

They Live Here

Understanding mortgages and lenders is one thing, but understanding the area and the circumstances that it comes with is another. Of course you can always go with a lender that will have a familiar name, nothing compares to working with a mortgage broker or lender that has an idea of what you’re going through. Not only does that allow them to be more helpful with things that will be required for your loan, but they’re able to understand the process from their own experience.

These individuals live here, and likely went through a very similar process in order to own their home. This familiar face will not only be aware and knowledgeable on the types of things that make living and getting a loan in Steamboat Springs such a prestigious thing, but they’ll be easily accessible to help you work through any of your questions. It’s always much more comforting when you can put a face and name to someone that you’re trusting with finances.

Accountable

There is no doubt that community plays a major part in the lives of all Steamboat Springs individuals, but as a business owner, well, let’s just say we have an unspoken bond. Having a business or property in Steamboat isn’t always easy, but when we work together we’re able to make this town the great place that it is.

When you work with local lenders, you are directly helping the area that you’re planning to move to, which is a pretty incredible thing. This keeps the town going, helps people become more than just professional acquaintances, but friends. Because of that, you can expect a different type of experience than what you’re accustomed to.

This factor usually means that you’re getting a higher level of customer service, an individual on the other end of the line that you know is working hard to find the absolute best options for you and your family. While you might be able to find someone that is more commonly known, you won’t be able to beat working with someone that genuinely cares and provides you with the best results.

Ahead of the Game

One of the issues that we see most common with out of town lenders is that they’re unable to provide loans due to issues in the area. Unfortunately, more often than not, these lenders aren’t even aware that they can’t offer the assistance until you are right on the verge of completing the process or, sometimes, even closing.

Rather than trust the chance of having an out of town lender hope that they can offer you a loan, you can work directly with individuals who understand issues that are sure to come up in the process before they do. This can make the overall process of working with a lender less stressful, but also allow for you to feel comfortable with the person that’s taking care of you throughout.

There are plenty of other reasons why working with a local lender is a great option, but these three are some that you’ll notice immediately. When you’re dealing with the future of your home, the opportunity of a credible lender, and money that you’ve worked hard to invest into a vacation home, you want to know that the immediate person that you’re working with is someone you can rely on, and that the process of finding a lender isn’t a stressful or regrettable experience. The best way to do that is by picking someone who isn’t just a name in some town, they’re a familiar face that you call friend.

We hope that you’ve found your future home in one of our beautiful layouts, and we hope that you can find a partner in a local lender. These individuals, like you, have found a place that they can call home in the beautiful scenery that is Steamboat Springs.

As always, thank you for stopping by our blog space. We will continue to provide you with helpful information that shows you just how fantastic of a neighborhood the Porches is.

When looking for a second home, luxury deserves to be one of your top priorities. From the views to the luxury real estate that you have to choose from, Steamboat Springs offers some of the most amazing vacation rentals and second homes that people could call their own. The Porches is happy to be one of the best neighborhood for people to choose from when they look for a new home in the area.

Knowing that we’re providing much more than just a house to people across the world, we work hard to create beautiful layouts and provide the individuals that are purchasing real estate in Steamboat with a home that they’ll love spending time in. Today we’re going to feature some of the most frequent upgrades that people looking to buy second homes are asking for.

Walk-In Showers

Showering used to be a task that we’d take care of first thing in the morning, maybe before bed at night, but it didn’t need to be anything special. When walk-in showers and spacy bathrooms started becoming a regular part of master bathrooms, we began to realize how nice some spacy showers are.

Considering most people looking to own property in Steamboat are looking for a second home, a vacation home or even the home that they’ve been dreaming of, having a shower where ultimate comfort and relaxation can be achieved is a must. Our layouts ensure that there is plenty of room for you and your family or guests to enjoy this time.

When you’re looking for a place to unwind at the end of a long day, you can count on enjoying some alone time in the walk-in shower of your home.

Open Concept

The designs in new homes are all about the open layout feel. We’ve seen this layout incorporated into many models, and we can’t help but love it too. Not only does this layout really open up your home and give it the feeling that it is larger, but it makes it easy to enjoy company from one room to the next.

One of the biggest struggles that layouts of older homes have is that the kitchen, living room and dining room are separated. When these rooms are separated, it makes enjoying time together and having enough space to host guests extremely difficult. The open layout concept is something that we’ve worked into all of our luxury real estates. We want to do everything that we can to make the most of the space and provide you with enough space to enjoy your time there.

Quality Materials

Luxury homes go far beyond the layout and the location of your home. While both of these are things that make living at The Porches incredible, the quality materials are something that separates us from the rest of the luxury homes up here. From the exterior of the homes that we’ve designed to the intricate details that are scattered throughout the interior layout, we have put a lot of thought into the various materials so that each home is unique and special.

You will see beautiful types of wood throughout the interior of your home, vibrant colors that create a warm community in the tucked away part of Steamboat and durable appliances and finishings throughout the home. The wood floors in every home will be hand scraped, hand finished and hand distressed, while every wood finish on the interior will also be hand glazed, providing a quality of work that is unlike any other home. Aside from that, you’ll also see timberstrand stile and rail on the interior of your wood doors. Beyond that, any of the stone inside of your home will be made from 100% natural stone. Enjoy stainless steel Wolf appliances, gorgeous plaster and a variety of other small details that we take time to ensure are done well.

As you walk through your new home, you will find that there are so many small areas that we’ve invested time into the design, you will feel as though the home was built specifically for you, and simply tucked away into a little piece of Colorado paradise.

Great Neighborhood

It isn’t an upgrade that you can find in the home, but after owning a few homes you will realize just how much the neighborhood is an upgrade that you can tie to the home. Whether it be the neighborhood that you are in directly or the neighborhood of the town that you’re moving into, these things make a huge difference to the way that you feel about your home.

The Porches has worked hard to ensure that the neighborhood of homes has everything necessary to make living here great. From the various amenities and perks that we offer to the gorgeous home that you’ll be moving into, the neighborhood directly surrounding The Porches is one that makes living here feel like home. If you are interested in the community outside of the immediate area, Steamboat itself is booming with events, festivals and plenty of opportunities to get out, have fun and try something new.

There are so many events that we have scheduled here, you can count on seeing plenty of them in our blog post so that you have an idea of what’s going on, what to expect and how to best plan for enjoying them.

Upgrades are inevitable to be asked about when looking for a luxury home or building the home of your dreams, but as a team we’ve worked hard to ensure that our layouts and neighborhood are competitive with the needs of our homebuyers. The Porches has worked hard to accommodate the various needs and wants of our buyers so that these are truly some of the best luxury real estate properties in Steamboat. Browse the layouts that we have available and contact our team if you need any further information on how you can get started on the process of becoming the lucky home owner of a beautiful home in The Porches.

How to navigate Steamboat’s extensive restaurant scene during a week of select menus at special prices, September 26th – October 8th, 2017.

Our guests are always looking for restaurant recommendations and the bottom line is this: one of the most fun things about living in Steamboat is having the rest of your life to try all the great food this town has to offer. Over the last few years, the culinary scene has become even more elevated, with more talented chefs putting out creative, sophisticated cuisine than we’ve ever seen before. Still, Steamboat will always maintain its casual, family-friendly atmosphere, and our love for burgers and BBQ.

Whether you’re a foodie who wants a true farm-to-table experience or parents with young children, Steamboat Restaurant Week is an opportunity to sample a little bit of everything. It all depends on what you’re in the mood for.

If you’re looking for…

The best place for a family dinner out (because who doesn’t like a nice, juicy steak?)

E3 gets its beef straight from the La Roche family-owned E3 Ranch in Fort Scott, Kansas and their Black Angus cattle are hormone, steroid and antibiotic-free. You’re not going to find any complicated fussy dishes here: beef is what’s for dinner on this refreshingly simple steakhouse menu. Some cool local trivia: country singer Luke Bryan is an owner in addition to professional baseball player brothers Jeff, Adam and Andy LaRoche. Adam and Luke are also good friends from filming their popular hunting show, “Buck Commander.” Yee-Haw!

Best place to dine outside:

You can’t beat the patio at Aurum. Located on the banks of the Yampa River, settle into one of the cozy couches around the fire pit for signature cocktails like the Cinnamon Pineapple Fizz or Winter Mule. Then dive into the kind of modern, creative cuisine you’re used to finding in big cities, but with Steamboat’s mountain town casual atmosphere. You’ll find elevated bar food like crispy duck wings and curry cauliflower alongside unique small plates like seared yellowtail served with toarashi, cucumber, seaweed and compressed watermelon and farm-to-table main courses like the crispy Korean Mountain View Farms pork chop.

Best place to bring a toddler:

The adult milkshake is kind of a dead giveaway that Johnny B. Good’s is a family-friendly joint. This 50s-style diner, located smack dab in the middle of downtown Steamboat, offers all the kid-friendly American style fare you could ever ask for, not to mention an excuse for Mom and Dad to rediscover their love for good ol’ burgers and fries. Your kids will love the groovy decor, too!

Best to forget about your diet for one night:

No one can resist the down home Southern Cooking at Low Country Kitchen. Owners Katy and Brian Vaughn are Southerners who wanted to bring a little piece of home to Steamboat, and what says south like shrimp and grits with fried okra? You can get all that and more at this hip and uber successful downtown eatery, which has been featured in The New York Times, The Denver Post, and Hemispheres, to name a few. Since opening in 2014, the restaurant has doubled in size and quadrupled in popularity. The message is clear: “Come on back now, you hear?”

Best place for family pizza night:

There’s a reason Mambo Italiano was voted “Best of the Boat” by locals: it’s real-deal Italian and has something for everyone, from a wide variety of pastas and brick oven pizzas to the kinds of classic Italian dishes that keep you coming back for more (chili glazed octopus, anyone?). Creative pizza topping combos like fig and gorgonzola or peach and jalapeno chicken make it a fun place for Mom and Dad, but what kid doesn’t want some good old fashioned pasta (penne or spaghetti with your choice of butter or tomato sauce). Now that’s what we call family-style.

Contact the Concierge for reservations. For more information about Steamboat Restaurant Week specials, visit Main Street Steamboat.
